Terms and Conditions for Opulence Mansion
All bookings made through Opulence Mansion are conditional upon the guest having fully read and understood the following Terms & Conditions. All bookings must be secured and confirmed with a 50% non refundable deposit.
Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
The balance of the rental amount must be received in full, 14 days prior to occupancy. If not, Opulence Mansion has the right to cancel the booking and attempt to re let it.
Cancellations
If cancellation occurs less than 30 days prior to arrival date, then as well as losing the 50% deposit a 10% administration charge will incur. If you make a payment/deposit and have not read the terms and conditions, you will not be entitled to a refund. It is your responsibility to read terms and conditions and then make a decision if the property is suitable for your purpose of stay. We advise to read all paper work before committing.
Opulence Mansion will make every effort to ensure the property is available as booked. However Opulence Mansion reserves the right to make alterations to bookings due to unforeseen circumstances.
Weddings and functions
The accommodation price does not cover the cost of a wedding or function.
The wedding packages are quoted on a minimum of 60 people.
For any weddings over the 60 people there is a charge of $25 per extra adult.
The guests staying at the mansion are included in the 60 guests.
We must receive the wedding guest list and final numbers at least two weeks prior to arrival.
Please note: if you are erecting a Marquee on the grounds for a function, this is subject to weather conditions, breathable flooring must be used when erecting a marquee. Obviously if there is heavy rainfall, the grassed lawns will be very wet and not ideal for you and your guests.
All weddings must hire enough portable toilets suitable to the size of the wedding party and guests, they must never be placed on the lawns only in our designated area. Failure to do so may affect your bond if damage is caused to the lawns. Portable toilets must be used as we run on a septic system and large groups using the toilets would cause septic to over load, if this happens the repair cost will be taken from your bond.
A skip must also be provided to place all your waste from any wedding or function. We can provide these at your own cost.
Bond
Bond of $3000 is required for any booking and is fully refunded upon successful inspection of the property. Bond is payable at the same time as the balance amount being at least 14 days prior to arrival date. The bond will normally be refunded within 48hrs after departure if paid by cash and 7 days if preauthorised by credit cardl, subject to the conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage, excess cleaning requirements, or extra guests beyond those declared. If there are any damages, theft or the property is left untidy then fees will be taken out of the bond. WE HAVE A THOROUGH INSPECTION LIST ON DEPARTURE, IF THERE IS ANY DAMAGE YOU WILL BE CHARGED ACCORDINGLY.
These fees are determined by Opulence Mansion obtaining quotes to fix the damages or replacement cost, etc. If you are paying by credit card, a fee of 1.4% will be added to the amount payable.
Rubbish removal
Please ensure that all rubbish is taken out of the property and put in the outside garbage and recycling bins. If there is any excess rubbish that cannot fit in these bins then please remove from the property and dispose at the local nearby tip.
If excess rubbish is left a fee of $50 will be charged for a private company to come and remove the garbage. The local tip is only around the corner at Mudgeeraba on the main road, a 2 minute drive.
All functions held at Opulence Mansion must supply a skip bin to remove your rubbish, at your own cost.
Loss
Opulence Mansion will take no responsibility for the guests personal property.
There is a large safe for guests to use if required.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect the properties but the occasional abuse requires that we state the following conditions.
Conditions
The Opulence Mansion is a place to be enjoyed and appreciated, it is a special place for people to unwind and relax and enjoy the finer things in life.
This property is not for younger (or older) groups of people that are wishing to “let their hair down” and use it as a “party” venue. It is a respectable and upstanding neighbourhood. Anyone that does not abide by the rules and regulations will be asked to leave the property immediately.
This property caters for people who conduct themselves in a professional and respectable manner.
Families with children are welcome.
PLEASE BE AWARE: If you make a booking under false pretences you will not be allowed to reside at the property and you will forfeit all monies paid.
There are onsite managers who will meet you on arrival to validate your reservation. If you would like to have the entire property for yourself then you have the option to pay extra for the two bedroom apartment. The rate is $300 per night plus $150 clean / linen fee. Note there is a minimum of two nights for managers apartment. The apartment sleeps a maximum of 6 people.
The number of guests in the mansion should not exceed the maximum capacity of 17.
The property is being run on a septic toilet system. When used properly there is never an issue. Please do not dispose of any sanitary items or nappies through the toilet system, any repair needed due to blockages caused by misuse will be deducted from the bond.
ONLY THE PAYING REGISTERED GUESTS ARE TO BE AT THE PROPERTY.
All guest’s names are to be registered with Opulence Mansion prior to arrival.You are renting this property for the sole use of you and your guests.
Parties and Functions are to be advised as fees apply. The price charged is either for a holiday or a function. Any destruction or excessiveness to the property or its grounds will result in a deduction from your bond and criminal proceedings may be taken against you, if there has been any sign of abuse or vandalism. Use contrary to this may result in loss of your bond and/or additional payments.
There is a noise / music cut off time of 12 mid- night.
Any council fines given to Opulence Mansion through your actions will be deducted from you bond.
The council have the right to apply a minimum $1000 on the spot fine for noise pollution and disturbance to neighbours.
Noise and music must be kept to acceptable levels at all times of the day and night. Disturbance to neighbours of the property will result in termination of rental and loss of bond. In addition to the security bond we require a copy of a Drivers Licence. Please fax a copy at least two weeks prior to arrival on 07 55592589.
Prices are subject to change, without notice, however, once advised in writing, prices will not change for your accommodation. Opulence Mansion may at any time cancel your booking if there are reasons which require us to do so. If this happens we will give you a full refund of all monies that you may have paid and we will have no further liability to you.
Whilst Opulence Mansion will have made every effort to describe the property accurately, we do not accept responsibility for any differences between the description and the actual property or if the accommodation that you choose is not what you expected. Opulence Mansion will not be held responsible for any services that may be disconnected or fail to work properly during your stay. We will not give you a discount on your accommodation if this happens during your stay. However we will do our best to ensure these services are reconnected or fixed as soon as possible.
All bookings will commence from 2pm with a strict departure time of 10am.
The property should be left in a similar state to its condition on arrival, please ensure all bench tops have been wiped down, dishwasher is empty and BBQ cleaned. If moving any furniture you must put it back in its place before check out. Furniture and bedding configuration must remain the same as you found it.
A $50 BBQ CLEANING FEE APPLIES IF NOT CLEANED.
Excess cleaning fees can apply, if property is not left in a satisfactory condition.
The person organising the holiday, function or wedding is responsible for his or her guests actions or negligence.
